Secure Escrow Structure

The off-plan purchase of a Chingari Villa is legally safe and secure. As a solid developer with proven track record, we have put in place an escrow account structure. This means that all funds paid in advance (see Payment Schedule below) will be held in a secure escrow account (with an international bank) until satisfactory completion and handover of each villa. This model eliminates any development risk and is unique for the Southeast Asia region.

Recognized Ownership Structure

International buyers may purchase the villas on a long lease basis, of initially 90 years (30 + 30 + 30 years), which can be renewed perpetually by means of a vote from all six villa owners collectively. To Thai nationals the villas are available on a freehold basis (according to Thai law).

Villa Management

The Chingari Villa estate will be fully managed and serviced by a reputable 5-star hotel operator.

Optional Rental Programme

For villa owners who wish to generate some rental income while not in residence, there will be a managed rental programme in place (optional).

Construction works on the site have commenced, and all six Chingari Villas are expected to be ready for handover in mid 2014.


Payment Schedule

  1. US$ 100,000 upon Reservation
  2. 20% upon Signing of Legal Agreements
  3. 30% upon Completion of Roof
  4. 50% upon final Completion & Handover of the Villa

  3. Villa Management Agreement
  4. Villa Rental Agreement (optional)
